Bethany Beach has a median home price well past $600,000 for conventional single-family properties. Bethany Beach homes under $500k exist primarily in the condo and townhome segments. Bethany Beach homes between $500k–$1M represent the heart of the market for buyers seeking a genuine beach house.

Lewes homes under $500k offer more entry-level inventory, particularly in HOA communities west of Route 1. Lewes townhomes in the $350,000–$500,000 range represent some of the best retirement value on the corridor. Rehoboth Beach condominiums offer Rehoboth's amenities starting around $300,000–$400,000 for smaller units.


The Corridor Towns: Real Value, Real Proximity

Ocean View sits minutes from Bethany Beach and consistently delivers detached single-family homes at prices 20–35% below comparable Bethany inventory. Millville has newer construction at price points that would be entry-level condominiums on the beach. Selbyville offers additional options for buyers prioritizing space and value. Long Neck delivers bay-area access with some of the most accessible pricing in the entire Delaware coastal market. Millsboro has become one of the most active corridors for retirement community development in Sussex County.


Inland Delaware: Genuine Value, Different Lifestyle

Dover offers full service infrastructure at price points far below the beach. Smyrna, Camden, Harrington, and Georgetown all offer retirement-viable communities with Delaware's full tax advantage. Milton — a genuinely charming historic town 8 miles from Lewes — delivers homes with character and space at prices 30–40% below comparable Lewes inventory.
