The structural reasons are durable: coastal inventory is genuinely limited, demand from Mid-Atlantic retirees has not subsided, and Delaware's tax advantages create ongoing appeal independent of interest rate cycles.

The Case for Buying Now

Why act in 2026 rather than waiting?

The rate-and-refinance opportunity. When rates drop, competition surges. More buyers enter simultaneously, prices react upward, and monthly savings from a lower rate are often partially offset by a higher purchase price. Buyers who purchase now at current rates and refinance when rates fall get the best of both worlds — if they buy the right property at the right price.

Delaware inventory is not growing. Coastal land is finite. Zoning, environmental constraints, and infrastructure limits mean new supply isn't coming to meaningfully change the picture. Every year without buying is a year of appreciation not captured and equity not built. Bethany Beach new construction homes that do exist are actively selling. Lewes new construction offers more inventory but is also moving.

Delaware's tax advantages start immediately. No sales tax, low property taxes, Social Security exclusion, and pension exclusion all begin benefiting you the day you move in. Waiting another year is a year of those advantages foregone.


The Case for Waiting — When It Actually Makes Sense

Waiting makes sense when: your personal financial situation isn't quite ready; you haven't yet decided on the right town or property type; or a pending liquidity event makes a near-term purchase genuinely premature.

If you haven't answered whether Bethany Beach, Lewes, South Bethany, Sea Colony East, Ocean View, or Selbyville is the right fit, spending a season renting in each is a better investment than rushing a purchase.
