Why do so many retirees choose Lewes?

Lewes consistently surprises buyers who approach it expecting a smaller version of Rehoboth. What they find is a genuinely complete town — historic downtown, real restaurants open year-round, excellent healthcare proximity through Beebe Medical Center, boutique shopping, and natural beauty that holds up across every season.

Lewes age-restricted and over-55 communities have become some of the most active real estate segments in all of Delaware. Lewes HOA communities west of Route 1 deliver maintenance-free living at reasonable price points. Lewes homes under $500k and Lewes homes between $500k–$1M offer the broadest price range of any town in this corridor.


Bethany Beach: The Quiet Resorts Identity

What does retirement in Bethany Beach look like?

Bethany Beach earned its "Quiet Resorts" designation honestly. The commercial strip is intentionally minimal. The beach is less crowded than Rehoboth. The community is owner-loyal — the same people return year after year, building genuine relationships.

For retirees who want the beach to be the point — not the entertainment district around it — Bethany consistently rises to the top. Bethany Beach homes between $500k–$1M represent the heart of the retirement buyer market. Bethany Beach age-restricted communities provide structured community living. Sea Colony East and Sea Colony West function as full-service resort communities year-round. The nearby corridor of South Bethany, North Bethany, and Ocean View extends options at varying price points.

Is Delaware Still One of the Most Tax-Friendly States for Retirees in 2026?

If you've been researching where to retire and tax burden keeps coming up, there's a reason Delaware appears on nearly every short list. After 24 years helping buyers make real estate decisions along the Delaware coast, I can tell you that Delaware's tax environment is one of the most consistent and genuine advantages this state offers — and in 2026, that hasn't changed.

I'm Bob McCranie, Broker Associate at HomeSmart and a 24-year veteran of Delaware real estate with over 1,150 homes sold. Let me break down exactly what Delaware's tax picture looks like for retirees right now.


Delaware's Core Tax Advantages

Does Delaware really have no sales tax?

Yes — and it matters more than people expect day to day. Delaware has no state sales tax, which means every grocery run, restaurant meal, home improvement purchase, and clothing buy costs exactly the sticker price. For someone spending $40,000–$60,000 a year in retirement, eliminating a 6–8% sales tax on everyday purchases adds up to real money over time.

How does Delaware treat retirement income?

Delaware does not tax Social Security income at the state level. For pension income, Delaware offers a pension exclusion — up to $12,500 per person for those 60 and older — which shields a meaningful portion of pension income from state taxation. The state income tax rate tops out at 6.6%, but with these exclusions, most retirees find their effective Delaware state tax rate is modest compared to neighboring states.

Compare that to New Jersey, where retirement income can be taxed heavily depending on income level, or Pennsylvania, where pension exclusions exist but the framework differs. Maryland imposes its own tax structures on retirement income that many retirees find less favorable than Delaware.

What about property taxes?

Delaware's effective property tax rate sits at approximately 0.57% — one of the lowest in the nation. On a Bethany Beach home between $500k–$1M, that translates to an annual tax bill of roughly $2,850–$5,700 — a fraction of what the same home would carry in New Jersey or Maryland.

Delaware also assesses property at a fraction of market value, not the full purchase price. That assessment gap means rising market values don't automatically translate to proportional tax increases — a meaningful long-term protection for fixed-income owners.


Additional Delaware Tax Benefits

Are there property tax relief programs for older residents?

Yes. Delaware's Senior School Property Tax Credit provides meaningful relief to qualifying residents 65 and older. The school portion is typically the largest component of a Delaware property tax bill, and the credit can represent $500–$1,500 in annual savings. Income thresholds apply, so the benefit varies by individual situation.

Bethany Beach age-restricted and over-55 communities often have residents actively claiming this benefit and can speak to the real-world savings from direct experience. Lewes over-55 communities are equally active on this front.

Does Delaware have an estate or inheritance tax?

No. Delaware repealed its estate tax in 2018 and has never had a state inheritance tax. For buyers thinking about long-term estate planning as part of their retirement home purchase, this is a meaningful structural advantage over neighboring states.

What about overall cost of living?

Delaware's overall cost of living runs below Maryland and New Jersey for most categories. The absence of sales tax and the lower property tax load create a genuinely lower effective cost of ownership. Bethany Beach homes under $500k and corridor towns like Ocean View, Millville, and Selbyville offer entry points where the combination of lower purchase price and Delaware's tax advantages make the total financial picture compelling.

For Bethany Beach homes under $500k, you're looking primarily at Bethany Beach condominiums or properties in the surrounding corridor. Rehoboth Beach homes under $500k are rare and move fast — at this price, you're mostly looking at Rehoboth Beach condominiums or units that need updating.


Mid-Range Budgets: $500k–$1M

Where does $500k–$1M go furthest?

This is the most interesting budget range on the Delaware coast because all three towns have meaningful inventory here, but what you get is dramatically different.

In Lewes, homes between $500k–$1M can deliver detached homes on real lots with 2,500–3,500 square feet, three or more bedrooms, two-car garages, and in some cases waterfront access to the Lewes-Rehoboth Canal. Lewes large homes over 3,000 sq ft regularly appear in this range. Lewes homes with pools are absolutely achievable at the upper end.

In Bethany Beach, homes between $500k–$1M put you in the heart of the market — genuine beach houses within biking distance of the ocean. You'll find Bethany Beach cottage homes, craftsman-style homes, and well-established neighborhoods here. Bethany Beach homes with pools start appearing at the upper end of this range.

In Rehoboth Beach, homes between $500k–$1M buy you less square footage than either alternative — but they buy you the Rehoboth address, the walkability to the boardwalk, and the strongest rental income potential of all three towns.


The Corridor Towns: The Real "More House" Play

What if I'm flexible on the exact town?

Here's where buyers find the real square footage wins. Ocean View sits minutes from Bethany Beach and regularly delivers detached homes with multiple bedrooms, garages, and yard space at prices that are 20–35% below comparable Bethany Beach inventory. Millville offers newer construction communities at extremely competitive price points with Bethany Beach proximity. Long Neck delivers bay-area access and larger lots at some of the most accessible price points in the Delaware beach corridor. Selbyville and Fenwick Island round out the corridor options for buyers who want to maximize space while staying close to the beach.

"Buyers who are flexible on the exact zip code almost always end up with more house, more lot, and more money left over for finishing it the way they want," says Bob McCranie, 23-year veteran REALTOR at HomeSmart.
