Is Now a Good Time to Buy a Retirement Home in Delaware, or Should I Wait for Prices or Rates to Change?

This is the question I hear most often from retirement buyers right now — and it deserves the most honest, data-grounded answer I can give. The "wait and see" strategy is emotionally appealing. It is also statistically costly more often than it pays off.

I'm Bob McCranie, Broker Associate at HomeSmart and a 24-year veteran of Delaware real estate with over 1,150 homes sold and 45 five-star Google reviews from Delaware buyers. Here is my current read on the market — and the honest case for acting or waiting.


What the Delaware Beach Market Is Actually Doing in 2026

Delaware's beach corridor — Bethany Beach, Lewes, Rehoboth Beach, Fenwick Island — has held its value through rate volatility in a way that most other markets have not. The structural reasons are durable: coastal inventory is genuinely limited, demand from Mid-Atlantic retirees has not subsided, and Delaware's tax advantages create ongoing appeal independent of interest rate cycles.

Bethany Beach homes between $500k–$1M have seen days on market increase from the 2021–2022 frenzy pace — meaning buyers have more time to evaluate and in some cases more negotiating room. Bethany Beach homes on market 120+ days and Lewes homes on market 120+ days represent properties where sellers have moved from testing the market to being ready to deal. The Case for Buying Now

Why act in 2026 rather than waiting?

The rate-and-refinance opportunity. When rates drop, competition surges. More buyers enter simultaneously, prices react upward, and monthly savings from a lower rate are often partially offset by a higher purchase price. Buyers who purchase now at current rates and refinance when rates fall get the best of both worlds — if they buy the right property at the right price.

Delaware inventory is not growing. Coastal land is finite. Zoning, environmental constraints, and infrastructure limits mean new supply isn't coming to meaningfully change the picture. Every year without buying is a year of appreciation not captured and equity not built. Bethany Beach new construction homes that do exist are actively selling. Lewes new construction offers more inventory but is also moving.

Delaware's tax advantages start immediately. No sales tax, low property taxes, Social Security exclusion, and pension exclusion all begin benefiting you the day you move in. Waiting another year is a year of those advantages foregone.


The Case for Waiting — When It Actually Makes Sense

Waiting makes sense when: your personal financial situation isn't quite ready; you haven't yet decided on the right town or property type; or a pending liquidity event makes a near-term purchase genuinely premature.

If you haven't answered whether Bethany Beach, Lewes, South Bethany, Sea Colony East, Ocean View, or Selbyville is the right fit, spending a season renting in each is a better investment than rushing a purchase.

Every buyer asks about the purchase price. The buyers who are happiest five years into retirement ownership are the ones who asked equally hard questions about the ongoing costs before they closed. Property taxes, HOA fees, and homeowner's insurance collectively add $500–$2,000 per month to carrying costs — and getting these wrong is expensive.

Property Taxes: Delaware's Structural Advantage

Delaware's effective property tax rate of approximately 0.57% is one of the lowest in the nation. On a $700,000 Bethany Beach home, the annual bill runs roughly $3,990 versus $15,600 in New Jersey on the same value — a difference of $11,610 per year that stays in your retirement budget.

Delaware assesses property at a fraction of market value, so your assessed value is often significantly lower than your purchase price. As market values rise, assessments don't automatically follow dollar-for-dollar.

Senior property tax relief: Delaware's Senior School Property Tax Credit significantly reduces the school portion of the bill for qualifying residents 65 and older — often $500–$1,500 in annual savings. Check with the Delaware Division of Revenue for current eligibility.

Budget $2,500–$6,000 annually on a typical beach corridor property. Bethany Beach waterfront homes and South Bethany canal-front properties require flood insurance for FEMA flood zone properties. North Bethany oceanfront properties carry the highest costs. Inland corridor communities — Ocean View, Millville, and Selbyville — carry lower insurance costs.
